- What is the difference between Height Limitation and Height Clearance Permit?
Height Limitation gives the initial information of the Maximum Allowable Top Elevation (MATE). This does not require elevation plan since there is no proposed structure yet.
Height Clearance Permit is the permit given by CAAP and is a pre-requisite for securing a Building Permit. This allows the owner to construct the proposed structure height approved by CAAP.
- How long will it take to wait for the release of the Height Clearance Permit?
It will usually take about 2 weeks from the time the Height Clearance Permit Application form is submitted to CAAP.
- Is the endorsement of the Airport Manager of the local airport where the proposed structure to be built necessary? (Provincial)
Yes, endorsement from the Airport Manager is a requirement for provincial permit applications.
- How much is the processing fee for a Height Clearance Permit application?
The fee is (P 50.00) Fifty Pesos only.
- What is the height restriction of a certain site? Is it ready anytime?
You have to initially apply for a Height Limitation to know what height is allowed in your area.
- What kind of certification is needed?
The certification made by the Geodetic Engineer must specify the complete address, geographical coordinates, true groud elevation, perpendicular distance, and other related facts of the site, as stated in the application form.
- If an application is denied, why is it that some taller structures nearby my site are constructed and given permit?
This situation mostly happens in the provinces. Some do not have permits and continue to construct at any risks. Others probably passed the evaluation, thus given permit.
- Is my site covered by any rule/ordinance in complying/securing such permit, though it is far from an airport?
The National Building Code (NBC) covers such requirement, however, two years ago, in line with the ICAO Standard and Recommended Practices,
CAAP have already submitted recommendations for inclusion in the NBC but as per DPWH, they are still finalizing the NBC at that time.
In addition, Building Officials of local municipalities / provinces implement their own Zoning Ordinance, and therefore, will require you to apply for a Height Clearance Permit if the proposed site of the building/structure is covered by any restrictions.
